Permits are needed for commercial properties for the following new projects:

  • Addition / Build out

  • Antenna

  • Irrigation

  • Racking

  • Remodel / Repair

  • Reroofing

  • Regulated Pressure Zone

  • Solar

Requirements

Along with a detailed scope of work, applicants should submit sketch plans when applying for permits.

  • Addition/Buildout

    Additions to the exterior of buildings will require Site Plan approvals.

    Buildouts within the building will not go through the Site Plan process. Expect to see SAC and WAC charges to buildouts intensifying the existing use. Plumbing is not included in the buildout permit- apply for separate permit type ‘Plumbing Permit’.

  • Antenna

    This requires planning and zoning approvals before any building permit is released.

  • Racking

    In most cases, a racking permit triggers the need for new or improved fire sprinklers. Apply for a sprinkler permit under permit type ‘Fire Sprinkler’ or contact the Fire Department at 763-428-3500.

  • Solar

    Submit roof plans, bracket plans and setbacks from the roofs edge with the solar permit.

  • Reroofing

    Provide the scope of work. Existing conditions, proposed installation materials and roof plan.

  • Regulated Pressure Zone

    This should be moved into the Plumbing Permit (keep in right now). I have no idea what this really is. Inquiry in to Dan Janish

  • Irrigation

    Apply for this permit when installing an irrigation system on commercial property or on HOA land within a residential development.

  • Remodel/ Repair

    Include existing and proposed building layouts as well as the materials used for the remodel.

  • Other

    If your request does not fit into any category, please contact City Hall to see if the ‘other’ permit type is right for your request

Review

All Commercial Building Permits must be reviewed by city staff and our building inspectors. Most permits have a turnaround time of a 7-10 days, but depending on the complexity of the project, it may take longer.

Once a permit has been issued a final inspection needs to be scheduled an inspection with Metro West at 763-479-1720.

Please Note:

The City of Rogers is no longer the owner and operator of the Rogers Wastewater Treatment Facility. Metropolitan Council Environmental Services is now the owner and operator of the plant, and will be responsible for making Sewer Availability Charge (SAC) Determinations for Commercial and Industrial projects within the City of Rogers.

The City of Rogers has always used the same method of SAC calculation as MCES, so contractors, building owners, and businesses should not notice any difference in determinations. In order to get a building permit the applicant must provide the City with a SAC Determination Letter from MCES, and submittal requirements can be found at www.metrocouncil.org/SACforms.
